Neighbors and community leaders are supporting this project.

Project site planning and design was a collaborative effort between Ritz, the surrounding neighbors, and Town Government.  More than six neighborhood open houses, 36 public hearings, and hundreds of stakeholder meetings resulted in over 150 site plan changes.  In the end, this cooperative effort resulted in unanimous approval of the project. All perimeter homes on the site are restricted to one-story in height, in order to preserve scenic view corridors. The site was already zoned for a 500 room convention style resort – not one acre homes. The approved plan actually downsizes the resort, reduces the density, reduces traffic, and creates more community friendly open space.

The Ritz-Carlton preserves our resort tradition and our one lot per acre standard.

For over 100 years, The Ritz-Carlton has been the Gold Standard of hotels.  This unparalleled, luxury brand will build upon and enhance Paradise Valley’s legacy as a premier resort community. The project complies with the Paradise Valley residential development standard of 25% building coverage on a lot.  Accordingly, the 105 acre project features 75% visual open space and only 25% building coverage.

The Project has unanimous support from the people who reviewed it.

The project was supported by our neighbors, the Planning Commission and the Town Council. In fact, the Planning Commission and Town Council both approved the project with unanimous votes.

Resorts keep Paradise Valley economically strong without a residential property tax.

Resort taxes are the foundation for Paradise Valley’s economic independence and, as a result, no local real estate taxes.  The Ritz-Carlton is projected to pay approximately $2 million dollars, every year, to the Town’s budget. This tax revenue will support vital town services, like police and fire services.

The residential portion is an essential part of the project.

The residences will integrate the project into the social fabric of Paradise Valley.  The residences also provide housing options for long time residents who no longer want to maintain large residences. No major resort has been built in Arizona, in recent years, without a residential component. Locally, the very successful Camelback Inn includes residences - Colonial Miramonte.
